Happy One Central is Van Xuan Group’s flagship residential development in Thu Dau Mot — a rapidly urbanising city that has emerged as a premium residential destination for professionals and families working in Greater Ho Chi Minh City’s industrial corridor. The development comprises two 40-storey towers housing 1,287 apartments, connected at a height of nearly 146 metres by a striking glass sky bridge that has become a recognised architectural symbol of the city.
The project was officially completed in July 2024, with apartments delivered to residents on schedule. The natural amenity programme — hanging gardens, Koi ponds, artistic water features and green parks integrated throughout the development — creates a biophilic living environment designed around community, nature and wellbeing.

EBLOCK is produced using an autoclave curing process — high-pressure steam — rather than kiln firing. This eliminates the direct carbon emissions associated with the brick-firing stage of traditional masonry production. EBLOCK’s non-fired status qualifies it as a green building material consistent with Vietnam’s sustainable construction standards, directly supporting Van Xuan Group’s environmental commitments at Happy One Central.
Acoustic privacy across 1,287 apartments
AAC blocks achieve STC ratings of 37–50 dB — providing effective acoustic separation between apartments on every floor of both towers. In a high-density residential development of this scale, acoustic privacy between units is a fundamental quality threshold. Fire resistance for 40-storey towers
AAC walls of 100 mm achieve a minimum 2-hour fire resistance rating per QCVN 06:2022/BXD. For two 40-storey residential towers housing over 1,000 families, reliable fire compartmentation between apartments is a critical safety requirement — and one that EBLOCK meets consistently across all wall applications in the development.
Lightweight structure — optimising 40-floor tower design
At a bulk density of 460–700 kg/m³, EBLOCK AAC blocks are 2 to 3 times lighter than conventional fired clay bricks. Across two 40-storey towers, the cumulative dead load reduction from using AAC blocks instead of clay brick meaningfully optimises structural frame sizing and foundation design — a tangible cost and structural efficiency advantage at this building height.
